§1 Scope

These General Terms apply to all accommodation contracts between FENITO GmbH (Beletage Luxury Apartments Graz) and its guests.

§2 Contract conclusion

When booking via our website, the accommodation contract is concluded once the guest completes the booking process by clicking the button that confirms a booking with an obligation to pay and we confirm the booking by email. For enquiries by phone, text message (SMS) or email, the contract is concluded upon our written confirmation. The confirmation states the rate, the total price and the applicable cancellation and payment terms.

§3 Payment

The total price (accommodation including final cleaning and city tax, plus any selected extras) is displayed before the booking is completed. Payment depends on the selected rate:

• Flexible rate: A payment card is stored securely at the time of booking. The total amount is charged on the date stated in the booking – the end of the free cancellation period. If you cancel in time, no charge is made.
• Non-refundable rate: The total amount is due at the time of booking and is charged immediately.
• Weekly and monthly rate: Payment by bank transfer by the due date stated in the booking confirmation. The reservation is held for the guest until then; if payment is not received on time, the reservation may be cancelled.

Payments are processed by the payment service provider Stripe. Credit and debit cards (including Apple Pay and Google Pay) are accepted, as well as any other payment methods offered during checkout; for the weekly and monthly rate, bank transfer.

§4 Check-in / check-out

Check-in from 3 pm, check-out by 11 am. Early arrival and late departure available on request subject to availability. Access is granted digitally via a personal door code after online check-in.

§5 House rules

• No smoking inside the apartments — permitted on the balconies
• Dogs welcome by prior arrangement (no extra fee)
• Quiet hours from 10 pm
• No parties / commercial events
• Maximum occupancy as per booking — additional guests only with prior agreement

§6 Cancellation

The cancellation terms follow from the selected rate; they are displayed before the booking is completed and stated in the booking confirmation.

• Flexible rate as well as weekly and monthly rate: free cancellation until check-in time on the day of arrival (see §4). In case of later cancellation or no-show, 100% of the total price is due.
• Non-refundable rate: no cancellation and no refund; the full total price is also due in case of no-show.

Different deadlines may apply for individual periods; they are shown at the time of booking and take precedence over this clause. Cancellations must be declared in writing by email. For bookings via Booking.com or Airbnb, the terms of the respective platform apply.

§7 Liability

The host's liability for property damage follows statutory provisions (§§ 970 et seq. ABGB Austrian Civil Code). No safes are provided for valuables; safekeeping is the guest's responsibility.

§8 Applicable law / jurisdiction

Austrian law applies. Place of jurisdiction is Graz.

§9 Severability

If individual provisions of these terms are invalid, the validity of the remaining provisions remains unaffected.
