§1 Scope

These General Terms apply to all accommodation contracts between FENITO GmbH (Beletage Luxury Apartments Graz) and its guests.

§2 Contract conclusion

The accommodation contract is concluded upon acceptance of the booking request by the host. Booking confirmation is provided in writing (email).

§3 Payment & deposit

The full stay price is due before arrival. Processing takes place during online check-in or via the booking system. Accepted payment methods are credit card, PayPal/online payment and bank transfer. An optional deposit of up to €300 (possibly as a pre-authorisation) may be charged; it is refunded in full after departure provided no damage is found.

§4 Check-in / check-out

Check-in from 3 pm, check-out by 11 am. Early arrival and late departure available on request subject to availability. Access is granted digitally via a personal door code after online check-in.

§5 House rules

• No smoking inside the apartments — permitted on the balconies
• Dogs welcome by prior arrangement (no extra fee)
• Quiet hours from 10 pm
• No parties / commercial events
• Maximum occupancy as per booking — additional guests only with prior agreement

§6 Cancellation

With the cancellable rate, cancellation is free until 2 pm on the day of arrival; in case of later cancellation or no-show, 100% of the stay price applies. The non-cancellable special rate is cheaper but does not allow cancellation or a refund; the full stay price is due at the time of booking. Individual conditions apply to weekly and monthly stays. For bookings via Booking or Airbnb, the respective platform terms apply.

§7 Liability

The host's liability for property damage follows statutory provisions (§§ 970 et seq. ABGB Austrian Civil Code). No safes are provided for valuables; safekeeping is the guest's responsibility.

§8 Applicable law / jurisdiction

Austrian law applies. Place of jurisdiction is Graz.

§9 Severability

If individual provisions of these terms are invalid, the validity of the remaining provisions remains unaffected.
